CONTRACT

GreekLuxuryVillas.com, hereinafter referred to as "The agency", acts merely as booking agent on behalf of the villa owners that it represents. The contract entered into is between the owner of the holiday accommodation and the holidaymaker, hereinafter referred to as "The hirer". The contract is not effective until required payment has been received and confirmation has been sent to the hirer.

TERMS & CONDITIONS OF EACH PROPERTY

Every villa owner has his own Terms & Conditions that the hirer will need to accept as part of the booking. The applicable Terms & Conditions will be sent to the hirer as part of the Agencies reply to the booking enquiry.

PAYMENTS

All payments are to be made directly to the owner of the holiday accommodation. GreekLuxuryVillas.com will not accept any payments.

EVENTS AND PARTIES

The Rental Agreement concerns the specific number of guests agreed for specific period. In NO circumstance may the guests accommodate extra people without the prior consent of the owners, including overnight guests. Failure to comply to this term will result to the immediate termination of the leasing agreement and to the forfeiture of the whole amount of stay, not including the security deposit amount.

Weddings and other events held at villas are becoming increasingly popular. Please be aware that the majority of villa owners will not accept a booking involving a function without prior consent of the owner.

If you are planning to hold an event such as a wedding or any large congregation of people at your villa it would be best to bring this to the agency’s attention as soon as possible. The agency can recommend a suitable coordinator where required.

DAMAGE OR LOSSES

The hirer is responsible for leaving the property in good order and in a clean condition. The hirer further undertakes to pay for any damages or losses incurred during occupation. The owner reserves the right to repossess the property if the hirer or a member of the party has caused excessive damage.

NUMBERS IN PARTY / SUITABILITY

The numbers of persons occupying a property must not exceed the maximum number stated in the booking confirmation. The agency reserves the right to refuse any booking, which, in its opinion, is unsuitable for the property concerned.

LIABILITY

Descriptions, prices and availability are substance to change without prior notice. Whilst the agency makes every effort to ensure that brochure descriptions are accurate and that properties meet its required standards, the Agency cannot accept responsibility for any alterations made to the property or its amenities, which are beyond its control. Nor can it accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use or condition of the property and its appearances, plumbing, gas, electrical or otherwise, exceptional weather conditions or owner's negligence. Further, no responsibility is accepted for the personal belongings, car, and its contents of the hirer or any member of the party during the holiday.

COMPLAINTS

If the hirer considers that he/she has cause for complaint concerning a property, the matter must be taken up with the owner directly.

Terms of Lease
1. Price includes rental for specific period and number of guests, utilities, water, electricity, as well as some basic food supplies. Residences will be delivered clean and ready to use.
2. The Rental Agreement concerns the specific number of guests agreed for specific period. In NO circumstance may the guests accommodate extra people without the prior consent of the Owners, including and not limited to overnight guests, lunches, parties, receptions, bbqs or other even one day/night social events for any other number of people than the ones agreed
3. Leasing of the residences is for the sole purpose of residential housing of the agreed guests for the specific period of time and for no other use.
4. Failure to comply to this term or any of the following will/may result to the immediate termination of the leasing agreement and to the forfeiture of the whole amount of stay, not including the security deposit amount.
5. Owners or agents reserve the right to enter the property for inspection at all time
6. It is not allowed to change the setting or decoration of the house furniture withut the prior consent of the Owners. Inside furnishings stay inside and outside furnishing outside! Please ask if you need something extra in either case
7. Rental price includes cleaning at least twice a week, change of linen & towels, or as otherwise agreed. Due to water shortages in most islands and in an effort to save water, in normal course of business, towels will be changed twice a week and sheets once. More frequent linen change may be possible (depending on property) at extra pre-agreed charge. A limited number of courtesy beach towels are provided. Linen provided is for in house use only and NOT to be taken to beach or pool
8. Main food supplies (groceries, meat, vegetables, etc), alcoholic drinks, bottled water or other supplies are NOT included in the price
9. Rental price does NOT include any transfers (person or lugagge) to or form the property, tolls, car rental or ferry ticket back and forth to an island
10. Rental price does not include any other form transportation or transfer (port, airport, other)
11. Rental day ends at 11:00 am. Guests forcibly staying after this time will be charged 1/2 or full day ental according to the current price catalogue (see Terms of Payment).
12. Properties are expected to be handed over clean and in order. An extra cleaning fee may be subtracted from the security deposit if the property is left excessively dirty
13. Minimum rental period is one week high season (7 nights), 5 days in mid season)
14. The renter(s) is/are liable for any damage or for the removal /destruction of items on and around the properties, including and not limited to plants, external structures, etc. Guests are expected to respect the Villas and their contents. Guests are expected to leave the Villas in same condition they were delivered, tidy and as clean as possible. Villa items, including and not limited to linen and/ ornamental things remain with the villas!
15. Depending on policy of each house, pets are allowed only with prior consent and approval of the owners. The owners reserve the right to cancel the rental agreement if a pet or is found on the premises without prior consent.
16. Guests are expected to conserve water & energy. Water is extremely scarce in a lot of the Greek islands, use in, do not abuse it. Conserving energy is a priority planet-wide. Please do not leave water heaters, ovens, fans, airconditioners, televisions or lights on unless really needed! Wasting water may entail an extra charge stated in your leasing agreement (see Terms of Payment)
17. Guests are expected to use common sense and caution not to jeopardize the integrity of the buildings and structures or expose them to fire, explosives, flammable or pressurized liquids (e.g. scuba tanks, oxygen bottles, liquefied gas bottles, etc). In case of such damage, guests will be held legally liable for such damages.We cherish our guest safety and we will do what is logical and humanly possible to safeguard it. In no case will we be responsible though for accidents or Acts of God that may result to sickness, injury or death.
18. By sending in your booking deposit, you directly agree to Term 17.
19. We strongly advise you to have a medical plan that will cover any medical expenses in Greece. In case of sickness or injury, we will do our best to have the patient reach professional medical assistance, the soonest possibleIf you or a member of your family have any serious chronic condition, including severe allergies, please let us know. Bring ample supplies of the medications you normally need or take, it may be difficult to find on location.
20. If you are allergic to bees or wasps common in Greece during the summer, please notify us and bring antidotes. GreekLuxuryVillas.com or the Owners are in no case liable for any personal injury or death and any consequential damage from such events, incurred during the stay on the properties. Guests agreeing to stay on the property, by sending in their deposit, also agree to this term.
21. GreekLuxuryVillas.com reserve the right to end immediately the leasing agreement and choose to reimburse or not, in case where property management has evidence or receives complaints for impeachment of Greek law.
22. GreekLuxuryVillas.com reserve the right to end immediately the leasing agreement and choose to reimburse or not, in case where they deem that the integrity of the property is in jeopardy due to neglect, misuse or abuse
23. GreekLuxuryVillas.com reserve the right to cancel and refund in full any reservation due to unforseen weather conditions, Acts of God, property damage or other forms of forced property unavailability and or/to move/change guests other accommodation –if available- in the area, with guests' prior consent.
24. In case of a cancellation, in no circumstance will GreekLuxuryVillas.com or the Owners be responsible for consequential damages of such a cancellation (ticket loss, extra charges, etc) and no such claim(s) will be honored
25. GreekLuxuryVillas.com and the Owners reserve the right to amend prices and any of the above terms of rental at any time.
26. If you have rented through one of our worldwide agents, the above terms apply IN ADDITION to agents terms of business and in no case are they nullified by any agent's policy, unless otherwise previously agreed.

Terms of Payment
27. No credit cards or personal checks are accpeted. Only bank drafts or cashier checks of International Banks.
28. A deposit of 40% of the total rental value is required upon booking to confirm a reservation. Guests will receive confirmation of receipt. Guests should arrange that the required amount is received net, free of bank charges, in the local currency, EURO
29. Prior or upon your arrival to the property, the remaining balance of the rental fee is due. All booking will be paid in full, PRIOR to the actual stay. If full payment is not received before the first day of stay, the Owners reserve the right to cancel the booking and terminate immediately the leasing agreement, prohibiting access to the properties
30. Rental price does NOT include any applicable taxes (VAT 19%) in the case of issue of an invoice-receipt
31. Christmas, New Year, Orthodox Easter and Ascension day weeks are considered high season and follow the equivalent high season pricing
32. A RETURNABLE 20-40% SECURITY DEPOSIT applies at all times, the amount being at the discretion of the Owners. It is understood by all renters that in the case of any substantial damage or item removal from the houses, Owners can make a claim that will be subtracted without further negotiation from this deposit, covering materials, labor, transportation or any other fee associated with the damage restoration.
33. The deposit is returned via bank transfer within 15 days after guest departure in whole if the property is found without damages. In case damages are found, those will subtracted from the deposit and the balance will be returned. That does not apply when there is an owner claim pending. Then the remainder is returned when the damage is restored
34. A EURO 50 fee per week per residence is applicable for excessive water consumption in water deprived areas
35. In case of non pre-agreed late departure of the houses, 1/2 day rental will be charged (departure by 2:30 pm) and full day (departure after 5:00 pm) according to the current price catalogue, without any discounts thatmay have applied before.
36. The amount will be subtracted from the security deposit.
37. GUESTS ARE LIABLE FOR HOUSE SAFETY & INTEGRITY AND BY NO MEANS LIMITED TO THE AMOUNT OF THE SECURITY DEPOSIT SOLELY.
38. GreekLuxuryVillas.com will, in no case, recognize circumstantial evidence for late cancellation of reservations. Guests are expected to notify in due time for cancellation.
39. Cancellation policy: Cancellations have to be made by call or in writing (e-mail, mail, fax). If cancellation is made during week 6 prior to arrival (by Friday 5 PM), 100% of deposits reimbursed, at week 5, 50% of the fee is returned. After week 4, all of the deposit is forfeited. Weeks start at 00:01 am of Saturday.

Hotels require credit card details in order to guarantee your reservation. Your credit card information will be sent directly to the reserved hotel. When you make a booking you will automatically enter into an agreement with the hotel you have chosen. We will not charge your credit card, as you will pay for your stay at the hotel.

Be assured that we take our responsibility regarding your credit card information very seriously. We use the industry standard "Secure Socket Layer (SSL)" technology to encrypt your credit card details. Therefore we can guarantee that every transaction made is 100% safe and we will reimburse the first 50 euro should your credit card be misused or abused due to BOOKING.COM. The credit card company is obliged to pay the remainder.

4. Free of charge
Our service is free of charge. Unlike many other parties, BOOKING.COM will not add any additional fees, like a reservation fee, to the room rate.

5. Cancellation
Please follow the instructions in the confirmation email in case you need to cancel your stay. If you cancel according to the cancellation policy of the hotel, it will be free of charge. We recommend you read the cancellation policy of the hotel carefully. If you cancel later than requested by the hotel or do not show up, the hotel might charge you a fee which is in most cases an equivalent for 1 night stay. Note, BOOKING.COM will not charge you any cancellation fee whatsoever.

The BOOKING.COM website has been compiled with the greatest possible care. Our services are based on the information provided by the hotels; for this reason the hotels remain responsible for the correctness of this information. Hotels can alter the information about their hotel, such as prices and availability, at any moment.
